Raipur, April 24, 2025: Chhattisgarh government today made important amendment in the Chhattisgarh Land Development Rules, 1984, to enable industries to do double construction on the same plot of land.
This amendment, made on the special initiative of Chief Minister Vishnu Dev Sai, will promote industries and business development in the state, officials said.

Amendments to the Chhattisgarh Land Development Rules have been notified today on December 24, 2024.
The Floor Area Ratio (FAR) for flattened industries has been increased from 1.5 to 3.0, so that industries can now do double construction on the same plot. This will provide more usable space at a lower cost, especially to MSMEs and startups, the officials said.
The ground coverage for industrial plots has been increased from 60 per cent to 70 per cent. Along with this, the setback has been reduced, which will ensure maximum use of land.
A minimum FAR of 5.0 has been fixed for commercial buildings in municipal areas and development authority areas.
FAR 5.0 will be applicable on plots whose area is 5 acres or more and which have access to a 100 metre wide road.
If these plots fall in Central Business District (CBD) or Transit Oriented Development (TOD) zone, then they will be allowed an additional 2.0 FAR, that is, the total FAR can be up to 7.0.
Chief Minister Sai says that these reforms will promote modern industrial and business development in the state. This will give a new direction to increase investment, employment generation and economic progress of the state.
The Town and Country Planning Department has prepared these amendments under the industry-friendly policy, so that industrial and business investment can be promoted in Chhattisgarh, the officials added.
