     Raipur, December 10, 2025: Chhattisgarh government has released new land guideline rates for the year 2025-26.

     These rates, approved by the Central Valuation Board on the instructions of the Inspector General of Registration and Superintendent of Stamps, have come into effect across the state from November 20, 2025.

     This revision, undertaken after a gap of six years since 2019-20, brings comprehensive and people-friendly reforms for both rural and urban areas, official sources said.

     The main objective of the new guideline rates is to reflect the actual market value of land in rural and urban areas and to address the inconsistencies in rates that have persisted for years, they said.

     In rural areas, an average increase of 109 per cent has been recorded on main roads and an average increase of 105 per cent on interior roads. This increase is not a sudden surge, but rather the result of a scientific rationalization of rates across various villages.

     In urban areas, the need for a revision of rates was felt considering the increasing population, growing demand for residential plots, expansion of commercial activities, and the rapidly increasing impact of urbanization over the past five years.

     For this purpose, new ward-wise schedules were prepared based on data from municipal employees, patwaris and Google Maps.

     There has been a significant increase in residential and commercial activities in urban areas. Experts believe that the new guideline rates will make Chhattisgarh’s land market more transparent, equitable, and investment-friendly. This will ensure fair compensation to farmers during land acquisition in rural areas, while also accelerating systematic development in urban areas.

     This “scientific rationalization of land values” ​​will provide a strong foundation for the overall economic development of the state, the officials stated.
